Mortgage advice · Yaxley, Cambridgeshire

Mortgages in Yaxley, a village about to have a town for a neighbour.

Yaxley is four miles south of Peterborough, in the Domesday Book, and about to sit beside Great Haddon, a development of more than 5,000 homes. The housing runs from thatched cottages to last year's show home, and the mortgage depends on which end you are at.

What is different about Yaxley

Main Street and the old village

Seventeenth and eighteenth century houses, black-and-white thatched cottages, a thatched inn and the church of St Peter. Number 88 Main Street, listed, is gault brick with red brick dressings under thatch and pantile, which is the local recipe. Thatch means specialist insurance and a shorter list of lenders; we have both to hand.

Great Haddon

More than 5,000 homes, schools and employment land on the Peterborough side of the village, with a new loop road and two junctions onto the A15. It brings new-build choice and, for a while, roadworks. A new-build purchase there follows the builder's timetable, so the lender has to be chosen for its offer length as much as its rate.

Who buys here

Families trading up from the city, first-time buyers who want a village address at a Peterborough price, and people who work at the A1 business parks and want to be three miles from junction 16. The estates from the 1960s to the 2000s are where most of that happens.

Before you offer

What we check first

1

Thatched or not

If it is, we get an insurance quote before you offer and go to the lenders who are comfortable with it. If the roof was last done more than twenty years ago, the survey will say so and the lender may ask for a rethatch date.

2

If new build, the completion date

Great Haddon plots will not all complete when the brochure says. We choose the offer length to match.

3

The commute you are actually going to do

The A15 into Peterborough is busy and is getting two new junctions. Running costs go in the affordability.

4

Whether a joint application is the right shape

Village purchases are often two incomes. We check what each lender does with the second one, because they differ.

Common questions

Buying in Yaxley, answered

  • Will a lender give me a mortgage on a thatched cottage in Yaxley? Yes, from a shorter list. The lender will want insurance in place, and a surveyor's view on the roof's age and condition. It is routine for us; it is only a problem if it is discovered late.
  • Is Yaxley cheaper than Peterborough? Similar. The average sits in the £280,000s, above the older parts of the city and below the newest ones. What you get for it is a village with a pub, a green and a church at the end of the road.
  • Should I wait for Great Haddon? Only if you want a new build. It does not change the village itself, and it will not make the existing houses cheaper. If anything the new bus route and schools help.
