Mortgage advice · Huntingdon, Cambridgeshire

Mortgages in Huntingdon, forty-seven minutes from King's Cross on a good day.

Huntingdon has the fastest London train in the area, a new town growing on the old airfield at Alconbury, and the Great Ouse running through the middle. All three come up in a mortgage conversation, usually in that order.

What is different about Huntingdon

The commute

Huntingdon to King's Cross is 47 minutes on the fastest trains and around an hour and nine on average, with some 58 services a day. Cambridge is the guided busway, every fifteen minutes and about 47 minutes end to end, or the A14. A London season ticket is a four-figure annual commitment and every lender counts it.

Alconbury Weald

A new settlement on the former airfield, planned to grow to several thousand homes with its own schools and employment. Recent sold prices there run around £460,000 detached and £290,000 semi-detached. Builders' incentives, offer lengths and the valuation of a home on an estate that is still being built are the three things we manage.

The older town and Godmanchester

Georgian and Victorian stock around the High Street and across the river in Godmanchester, then the post-war estates of Oxmoor and the newer homes at Hinchingbrooke. The river matters: parts of the town and Godmanchester sit in the Great Ouse floodplain, and Storm Henk in January 2024 put water in streets here.

Before you offer

What we check first

1

Flood map before anything

Anywhere near the Ouse we check the Environment Agency map and get an insurance indication. Flood Re covers homes built before 2009; new builds in a flood zone need a closer look.

2

The real cost of the commute

Season ticket, car to the station, parking. We put them in the affordability so the lender does not find them in your statements.

3

If Alconbury Weald, the timetable

The lender's offer needs to outlast the builder's completion date. Some lenders extend, some do not.

4

Whether prices are settling

On one measure the average fell 6% over the year. That is a reason to have the valuation in hand before the price is agreed.

Common questions

Buying in Huntingdon, answered

  • Do lenders treat a London commuter differently? Only in the outgoings. A season ticket is a committed expense, so it lowers the maximum loan. The upside is a London salary, which raises it. We run both.
  • Is Alconbury Weald a good place to buy new? It is a large, well-serviced development with a range of builders, and the prices reflect that. The mortgage points are the usual new-build ones: incentives, offer length and valuation. Nothing unusual, but nothing to leave to chance.
  • Can I get a mortgage in Godmanchester if it is in a flood zone? Usually. The lender needs insurance, and for a house built before 2009 Flood Re makes that available and affordable. We check the specific address rather than the postcode.
  • Why use a Peterborough broker for Huntingdon? Because we are fifteen minutes away, we can see you in person, and the lenders are the same ones wherever the broker sits. What differs is who picks up the phone.
