Mortgages in the Deepings, on the river and twenty minutes from the office.
Market Deeping, Deeping St James, Deeping Gate and West Deeping sit together on the Welland, twenty minutes up the A15 from our office. It is a family market with a stone-fronted centre, a well-regarded secondary school, and a river that has to be checked before anyone offers.

What is different about Market Deeping
The Welland
Market Deeping is on the north bank of the River Welland and the river has its own flood warning area, covering streets where the chance of flooding in any year is greater than 1%. Most of the Deepings are outside it. Where a property is close to the river we read the map and get an insurance indication before anything else.
Beaufort Gardens
Allison Homes is building 114 two- to four-bedroom homes off Harrier Way, 40 of them affordable, following its earlier Beaufort Grange phase. It brings new-build choice to a town that has not had much. New-build mortgages follow the builder's dates, and we choose the lender for its offer length as much as its rate.
Who buys here
Families for the Deepings School and the primaries, people who work in Peterborough and want a market town rather than a suburb, and downsizers from the villages. Detached homes are the majority of sales, which tells you who is moving.
What we check first
Distance from the river
Environment Agency map, then insurance. Ten minutes that can save a failed completion.
If new build, the completion date
Offer length against the builder's realistic date.
The survey on the older stock
Stone and older brick in the centre. A survey that looks properly is worth having.
Whether an affordable-home restriction applies
Some of the 40 affordable homes at Beaufort Gardens carry conditions. They change the lender and the resale. We check before you reserve.
Buying in Market Deeping, answered
- Can I get a mortgage near the Welland in Market Deeping? Usually. Lenders need insurance, and insurers work from the flood map and the property's history. Homes built before 2009 have Flood Re. We check the exact address.
