Mortgages in Bourne, a town that grew a whole new district on its south side.
Bourne is sixteen miles from our office, has no railway station, and has built most of a new town at Elsea Park. Families come for the schools and the price, and the mortgage questions are mostly about new build and how the commute is paid for.

What is different about Bourne
Elsea Park
The bulk of Bourne's new housing sits on the southern edge at Elsea Park: a community centre, a primary school, shops and parks, with several builders active and homes listed from about £270,000 to £485,000. Shared ownership is offered on part of the site, which opens the door for some buyers and narrows the lender list for all of them.
Why families choose Bourne
The grammar school, the price, and the town itself, which still has a proper centre. Three-bedroom detached houses are the most sought-after and a good one sells above £300,000. Many buyers work in Peterborough and commute out.
The commute without a train
The A15 to Peterborough is about half an hour. Delaine's 101 runs via Market Deeping to Peterborough and the 102 runs hourly on weekdays. Most households run two cars, and that shows up in the affordability calculation whether or not you mention it.
What we check first
Shared ownership or outright
Shared ownership needs a lender that does it and a plan for staircasing later. Outright needs the deposit. We work out which is actually cheaper over five years.
The builder's timetable
Offer length versus completion date, again. It decides the lender before the rate does.
What the incentives are worth
Deposit contributions and paid legal fees are disclosed to the lender and can trim the loan. We net it off before you reserve.
Two cars in the figures
Running costs go into the affordability so the lender does not discover them.
Buying in Bourne, answered
- Can I get a mortgage on a shared-ownership home at Elsea Park? Yes, from the lenders that do shared ownership, which is a subset of the market. The share you buy, the rent on the rest and the service charge all go into the affordability. We have the list.
- Is a new build at Elsea Park a good first home? It can be. A warranty, low maintenance and often a 5% deposit scheme make it accessible. The things to watch are the completion date and the valuation of the incentives, which are exactly what a broker is for.
- Does not having a station matter to the lender? Not to the lender. It matters to your outgoings, and we put them in.
We arrange mortgages across Bourne and the surrounding villages from our office on Eastfield Road, Peterborough.
Also covering Stamford, Oundle, Whittlesey, Yaxley, Huntingdon, March, Market Deeping.
