Mortgages in Stamford, where the house is probably older than the lender.
Stamford was the first conservation area in England and has 447 listed buildings. That is wonderful to live in and slightly more work to mortgage, which is where a broker who has done it before earns their fee.

What is different about Stamford
The housing stock
Honey-coloured limestone, Georgian frontages, and 447 listed buildings, eight of them Grade I. Beyond the centre there are Victorian terraces off the Ryhall and Empingham roads and modern estates on the edges, so not every Stamford purchase is a heritage project.
Article 4 applies here
Since December 2018 an Article 4 Direction has removed permitted development rights from unlisted homes in the conservation area. Replacing windows or doors needs planning permission, and the council routinely refuses uPVC on a front elevation. Budget for timber.
Listed means a different conversation
Most mainstream lenders will lend on a listed house. What changes is the valuation, the survey they expect, and the insurance, which has to cover like-for-like reinstatement in matching materials. Unauthorised past alterations are the thing that stalls a sale.
What we check first
Is it listed, and at what grade
We check the National Heritage List before you offer, because it changes which lenders we approach and what the valuer will want to see.
What the survey needs to be
A Level 3 building survey on a stone house of any age is money well spent. Some lenders will insist on it; we will suggest it either way.
Whether the insurance is available and affordable
Listed-building insurance is a specialist market. We get an indication early, because a lender will not complete without cover in place.
Which lender is relaxed about the age
Solid walls, no damp course and a thatched outbuilding are all normal in Stamford. Some lenders are calm about that and some are not. We know which.
Buying in Stamford, answered
- Can I get a normal mortgage on a Grade II listed house in Stamford? Usually, yes. Most high-street lenders lend on Grade II. Grade II* and Grade I narrow the field, and every lender will want a valuer comfortable with historic buildings. We match the lender to the grade before you apply.
- Do I need planning permission to replace the windows? In the conservation area, since the 2018 Article 4 Direction, yes for unlisted homes on most elevations. On a listed building you need listed building consent as well. Lenders do not police this, but a buyer's solicitor will, so it matters when you sell.
- Is Stamford a sensible commute to London? Stamford to King's Cross is around an hour and ten minutes with one change at Peterborough, and a season ticket counts against affordability like any other commitment. We include it in the figures rather than finding out at the lender.
- Are prices in Stamford falling? On some measures the average sold price fell in the year to September 2026 after a strong run. That affects the valuation more than the mortgage, and it is a reason to have the lender's figure before you agree a price rather than after.
We arrange mortgages across Stamford and the surrounding villages from our office on Eastfield Road, Peterborough.
