Mortgages in Oundle, a stone town with no station and plenty of buyers.
Oundle is seventeen miles from our office and has 171 listed buildings, two well-known schools, and a housing market that runs a good way above the rest of North Northamptonshire. Here is what that means when you come to borrow.

What is different about Oundle
The housing stock
Limestone townhouses on the market place and North Street, 171 of them listed, then Victorian terraces and post-war estates further out, and a scatter of new homes on the edges. The premium over the district average is real and it is mostly the centre that carries it.
Why people move here
Oundle School is the independent boarding school; Prince William School is the state secondary, around 1,400 pupils and rated Good. Between them they bring families who are moving for a place rather than a job, which is a slightly different mortgage conversation.
Getting to work
There is no railway station. Peterborough station is 19 minutes by car or 41 on the hourly Stagecoach bus from the Old Town Hall. Most Oundle commuters drive to Peterborough and take the train from there, so two cars is normal and lenders see that in the outgoings.
What we check first
Listed or in the conservation area
It changes the lender shortlist and the survey. We check before you offer, not after.
How close it is to the Nene
Oundle sits in the Nene valley. Where a property is anywhere near the river we look at the Environment Agency flood map first, because insurance follows from it.
Whether the price is supported
On a town where the average runs a third above the district, valuers are careful. We want the lender's valuation before the price is final.
What the move is actually for
A school-driven move often has a date attached. We plan the application backwards from it.
Buying in Oundle, answered
- Is it harder to get a mortgage in Oundle than in Peterborough? No, but the properties are more often stone, listed, or both, and prices are higher, so the deposit and the survey matter more. The lender pool is the same; the shortlist is shorter.
- Can we borrow enough for a stone townhouse in the centre? That is an affordability question and we can answer it in twenty minutes with your figures. Lenders vary by tens of thousands on the same income, which on a £450,000 purchase is the difference between yes and no.
- Will not having a station affect the valuation? No. It affects your outgoings. Two cars and fuel to Peterborough are real costs and we put them in the affordability before the lender does.
We arrange mortgages across Oundle and the surrounding villages from our office on Eastfield Road, Peterborough.
