What is different about Whittlesey
The new estates
Whittlesey Lakeside by Barratt on Eastrea Road, Allison Homes at Drybread Road (175 homes), Rose Homes north of Eastrea Road (249 homes). New-build mortgages run to the builder's timetable, incentives are capped by most lenders at around 5%, and a mortgage offer usually lasts six months. Completion dates slip. We plan for that.
The Fens and the flood map
Much of Fenland stays dry through pumped drainage, and the Nene Washes to the north of the town are designed to flood. Whittlesey itself is mostly fine, but the flood map is street by street. A lender needs buildings insurance in place to complete, and Flood Re, which keeps insurance affordable for at-risk homes, does not cover houses built after 2009. On a new build in a flood zone that matters.
The older town
This is the town that made the bricks for half of London, and the older streets show it: Fletton brick terraces and semis at prices a first-time buyer can reach. Terraced homes here average around £185,000, which on most incomes is a 10% deposit and a straightforward application.
