When should I start looking?
About six months before your current deal ends. Most lenders let you reserve a rate that far ahead, so you can lock something in and still take a better one if rates fall before completion.
What happens if I do nothing?
You roll onto your lender's standard variable rate. Nobody chooses it, but plenty of people end up on it because the end date arrived while they were busy.
Does the saving here include fees?
No. Fees and any early repayment charge come off the top, which is why a cheaper headline rate does not always win.
Is a product transfer with my existing lender easier?
Usually quicker, often with no valuation or legal work. Convenient is not the same as cheapest, so it is worth comparing before accepting.
